‘Tallest Residential Condo Building in Canada’ to Be Built in Niagara Falls

Niagara Falls has green-lit the development of what could be the tallest residential building in Canada. The proposed building, called Niagara 77, will be a 77-story building featuring condos, townhomes, and retail outlets. 

Designed by Chamberlain Architect Services for development by La Pue International and Fugiel International Group, the skyscraper will have 962 residential units and 516 square meters of commercial space built at the corner of Robinson Street and Allandale Avenue in the Fallsview area of the city.

Niagara 77, along with a previously-approved application for a 72-story development at Stanley Avenue and Dunn Street on the west side of Stanley Avenue, sets a precedent for structures that go above the 30-story maximum allowed for that area within the municipality’s official plan.

“You will see additional heights, I’m sure, come in as we go. Our concern is trying to mitigate the negative impacts that will occur,” said Kira Dolch, the city’s manager of planning, building and development.

The exemptions were allowed under some conditions, including allotting 20 units that can be “attainable” for average people with incomes of CA$80,000 per year, as well as the inclusion of green initiatives the likes of high-efficiency systems, green-building materials, a stormwater-management plan, and the developer providing an extra 50 trees.

The developer will also be required to meet other provisions, including an updated pedestrian wind assessments and shadow studies.

“Those recommendations that were put in the alternatives were provided to council to give some comfort to staff that some of the issues will be mitigated, should a 77-story tower be approved,” Dolch added.

Across Canada, Niagara 77 hopes to claim the title of the tallest residential condo building.

“Based on my client’s research, at 77 stories, this will be the tallest residential condo building in Canada. Not commercial building, not mixed-use hotel/condo, but purely residential condo building,” said Rocky Vacca, the lawyer representing the developer.

This claim could be very quickly challenged by a pending proposal in Toronto for a 94-story residential tower. If approved, the development will feature 1,262 residential units at 15 and 19 Bloor Street West and is designed by the IBI Group, for development by Reserve Properties and Westdale Properties.
