Is Rent Higher Because Investors Are Buying Up US Housing Stock?

In the first quarter of 2024, real estate investor purchases of US homes increased by 0.5% compared to the previous year, marking the first rise since mid-2022, according to data from real estate brokerage Redfin. This uptick comes after a period of decline in investor activity following the pandemic housing boom.

Investors, defined as institutions or businesses purchasing residential properties without intending to live there, bought approximately 44,000 homes in Q1 2024. This represents 19% of total home purchases during the quarter, the highest share in almost two years.

The increase in investor activity was primarily driven by purchases of single-family homes, which rose 3.9% year-over-year. Investors also showed increased interest in high-priced properties, with purchases in this category jumping 10.5%.

California markets experienced the most significant growth in investor purchases, with San Jose and Oakland seeing increases of over 20%. Experts attribute this to the rebounding housing market in these areas following a slowdown during the pandemic.

Despite the rise in investor activity, its impact on individual homebuyers remains unclear. Matthew Walsh, assistant director and economist at Moody’s Analytics, said in June that their analysis found a “weak relationship” between investor market share and homeownership rates across metro areas.

Chen Zhao, senior economist at Redfin, emphasized the complexity of determining investor impact on the housing market. “It’s almost impossible to measure how much of a ‘crowding out’ effect there is on the market,” Zhao explained.

While investors may compete with individual buyers for some properties, they also contribute to the rental market and sometimes renovate uninhabitable homes, potentially benefiting the overall housing supply.
